Building New Possibilities Into an Existing Structure
The Lincoln University gymnasium renovation and addition showcases Klover’s ability to navigate the complexities of existing construction while coordinating new building systems, specialty finishes, and structural elements within an active, evolving project.
The three-story project combines the renovation of an existing concrete structure with a new steel-framed addition, creating unique challenges where old and new construction come together. Working closely with the general contractor and surrounding trades, Klover’s project management and field teams are helping turn those challenges into coordinated solutions while keeping the project moving toward its ultimate goal: a modern athletic facility that will serve generations of Lincoln University students.

The Challenge
Renovating an existing building while simultaneously connecting it to new construction requires constant coordination. At Lincoln University, the existing concrete structure presented tight overhead conditions, dimensional variations, and unforeseen field conditions that could not always be anticipated during design.
Low concrete decking further complicated the work, with ductwork, piping, conduit, framing, and other building systems all competing for limited space. As construction progressed, Klover needed to continually coordinate its work with mechanical, electrical, structural, and other trades while adapting to real-world conditions in the field.
The challenge extended beyond space. Sequencing was critical. In portions of the gymnasium, overhead mechanical and finish work needed to be completed before structural steel and the new bleacher systems were installed and restricted access to those areas.
The Solution
Klover approached the project through proactive communication, careful sequencing, and close collaboration between project management and the field.
Working alongside the general contractor and other trades, Klover continually evaluated existing conditions and coordinated framing, ceilings, mechanical systems, electrical components, structural steel, and specialty finishes. When unexpected conditions emerged, Klover’s field team identified them early and worked with project leadership to develop solutions before they could create larger schedule impacts.
That coordination is particularly important inside the main gymnasium, where Klover’s scope includes extensive acoustical treatments and a specialty serpentine linear wood ceiling. The team is installing approximately 220 four-foot-by-eight-foot acoustical panels across the gymnasium ceiling, along with another 42 panels around the surrounding walls.
The result is a field-driven approach built around communication, adaptability, and keeping every trade moving toward the same end goal.
Project Impact
- Three-story renovation combined with a new building addition
- Integration of an existing concrete structure with new steel construction
- 220 four-foot-by-eight-foot acoustical ceiling panels
- 42 additional acoustical wall panels
- Specialty serpentine linear wood ceiling
- Extensive coordination within constrained overhead conditions
- Strategic sequencing around structural steel and bleacher installation
- Continuous collaboration between Klover, the GC, design team, and surrounding trades
Why This Project Matters
Lincoln University represents more than the renovation of an existing gymnasium. The completed facility will become a place where students compete, gather, build relationships, and create experiences that extend well beyond athletics.
For Klover’s team, that makes the work personal. Every wall, ceiling, finish, and field solution contributes to a facility that will be used by thousands of students in the years ahead. It is the kind of project where craftsmanship today becomes part of a university community for generations.
Klover Differentiator
Experience That Performs in the Field.
Existing buildings rarely match the drawings perfectly. Conditions change, dimensions vary, and the work of one trade can quickly affect another. Klover combines experienced project management with field teams that know how to identify challenges, communicate quickly, and find practical solutions that keep construction moving.
At Lincoln University, that experience is helping bridge existing and new construction while delivering the coordination, craftsmanship, and certainty a complex renovation demands.
Built for the Next Generation
Lincoln University demonstrates how experienced field teams, proactive communication, and strong trade coordination can help solve the unpredictable challenges of renovation work while creating a facility built for the future.
