At Elwyn School, Klover is delivering a comprehensive carpentry package that extends from the building envelope through interior finishes. With exterior framing and finishes, vapor barrier, interior framing, drywall, doors, and finishing work all within Klover’s scope, the project demonstrates the advantage of having one experienced team responsible for multiple critical phases of construction.

A major driver of the project’s progress has been prefabrication. Rather than stick framing the building in the field, including its box header details, heavy-gauge framing, and balloon-frame conditions, Klover utilized prefabricated wall panels to accelerate enclosure. According to the project team, conventional field framing could have required approximately two months. Klover’s team set the building’s prefabricated panels in just four days.

From Months of Framing to Four Days

That schedule advantage created momentum that continued throughout the project.

Approximately two and a half months after arriving on site, Klover had completed the exterior framing and vapor barrier, while interior framing was approximately 95% complete and drywall installation was already underway. By moving enclosure forward quickly, the team was able to transition into interior work sooner and keep multiple scopes progressing.

The project also required careful coordination across Klover’s broad scope. Managing prefabricated panels alongside exterior and interior work meant continually planning ahead, coordinating crews, solving field conditions, and adapting as new challenges emerged. For Superintendent Justin Hilligus, that process reflects what makes every Klover project different: understanding what needs to happen next and finding practical solutions that keep people productive and the project moving.
