Cathedral Village

Philadelphia, PA

Cathedral Village is a Presbyterian Senior Living community undergoing a long-term transformation of its existing residential buildings. Klover was brought in to complete exterior renovation work on Buildings G and H, helping give the aging structures a much-needed facelift while improving the exterior building envelope. Existing conditions included deteriorating CMU, cracking, peeling paint, water intrusion and open walkways exposed to weather, making the project as much about improving building performance as transforming its appearance.

Klover's scope includes installation of a new vapor barrier and Nichiha AWP 3030 Illumination architectural wall panels, a fiber cement exterior cladding system being used by Klover for the first time. Because of the product's six-to-eight-week lead time and detailed submittal requirements, planning began months ahead of field installation. Klover's estimating and project management teams worked closely with the Nichiha representative and project team to coordinate quantities, technical requirements, approvals and procurement. Accurate estimating and early coordination allowed the material to arrive on site ahead of when it was needed and helped protect the construction schedule.

Working within an active senior living community added another level of complexity. Residents sometimes live and move only steps away from active construction, requiring extensive temporary protection, safety railings, controlled work areas and careful daily coordination. Cutting fiber cement also requires silica-dust controls, so Klover utilizes specialized track saws and HEPA-filtered vacuum systems to help maintain a cleaner and safer work environment around residents and workers.

Access presented another challenge. Certain elevated portions of the buildings could not be efficiently reached using traditional lifts, requiring Klover's field and project management teams to coordinate specialized scaffolding and equipment solutions. The team also had to carefully match colors, flashing, textures and installation details from previous phases completed years earlier. Those existing conditions required field problem-solving and attention to detail to create a consistent finished appearance across old and new construction.

Scheduling became one of the project's most significant behind-the-scenes challenges. Klover's exterior installation had to be coordinated around masonry repairs, roofing, excavation, glass, windows and other activities that did not always progress sequentially around the building. The field team continually adjusted installation sequencing to keep production moving without sacrificing quality.

The result is a dramatic transformation of Buildings G and H and an exterior designed to serve Cathedral Village residents for decades. For Klover Site Leader Lucas Pinsky and his team, that long-term impact is what makes the project meaningful. The goal is not simply to install another exterior system, but to leave residents with a community they can be proud to call home.

Field Perspective

“Klover takes pride in the quality of our work, and I have a great team out here that takes that same pride in what they do. This is something the residents are going to see for the next 40 or 50 years, so we want them to be able to sit outside, drink their coffee, read a book, look around, and be happy with what they see.”
