How Prefabrication Is Accelerating Construction at Elwyn School

Klover’s integrated approach to prefabrication, commercial carpentry, and field coordination is helping move construction forward with greater speed, safety, and certainty.

In commercial construction, schedule certainty often begins long before crews arrive on the jobsite. It starts with planning, coordination, and finding opportunities to move work into a controlled environment before installation begins. At Elwyn School in Pennsylvania, Klover Contracting is demonstrating how prefabricated construction and a comprehensive commercial carpentry scope can work together to create meaningful schedule advantages in the field.

Klover’s role at Elwyn extends across much of the building, with the team responsible for exterior framing, exterior finishes, vapor barrier, interior framing, drywall, doors, and finishing work. That broad scope gives Klover the ability to coordinate multiple phases of construction while maintaining continuity as the project progresses from building enclosure into interior work.

One of the most significant schedule advantages at Elwyn came through prefabrication. Instead of constructing the exterior wall system entirely in the field, Klover utilized prefabricated wall panels to accelerate installation. The building included details that would have made traditional stick framing particularly time intensive, including box headers, heavy-gauge framing, and balloon-frame conditions.

According to Klover Superintendent Justin Hilligus, constructing the same exterior framing conventionally in the field could have taken approximately two months. Through prefabrication, the team was able to set the building’s wall panels in just four days.

That difference demonstrates why prefabricated construction is becoming an increasingly valuable strategy for projects where schedule certainty matters. Prefabrication does not simply make one portion of construction faster. When properly coordinated, it can change the sequence and momentum of the entire project by allowing the building to become enclosed sooner and enabling downstream trades and interior scopes to begin earlier.

The progress at Elwyn illustrates that effect. Approximately two and a half months after Klover arrived on site, the exterior framing and vapor barrier were complete, interior framing was approximately 95 percent complete, and drywall installation was already underway. Rather than spending those early months primarily framing the building envelope, the project had already advanced significantly into interior construction.

Speed, however, is only one part of the equation. Successful commercial prefabrication depends heavily on planning and field coordination. Even with significant work completed before materials reach the jobsite, field teams must understand installation sequences, coordinate with other trades, manage changing conditions, and continually determine what needs to happen next.

For Hilligus, who has spent approximately 14 years with Klover, managing the prefabricated panel scope presented a different challenge from much of his previous field experience. The process required learning, coordination, and adapting to new responsibilities while continuing to manage Klover’s larger carpentry package. That willingness to adapt is representative of the problem-solving culture required on complex construction projects.

Every day in the field presents different conditions. Crews need to remain productive while superintendents and project teams respond to issues that may not have been visible days or even hours earlier. Maintaining progress means planning ahead while also being prepared to make informed decisions when unexpected conditions arise.

Safety remains equally important as that work moves forward. Klover’s approach includes active involvement from its safety team, which visits jobsites to verify safe work practices, identify potential hazards, provide guidance, and coach team members when improvements are needed. The objective is simple but fundamental: everyone working on the project should return home safely at the end of the day.

That focus becomes especially important as multiple scopes overlap and construction activity increases. Prefabrication can reduce significant amounts of field work, but safety still depends on the daily decisions made by the people performing and managing the installation. Klover’s emphasis on communication and teamwork helps ensure that hazards and construction challenges are addressed rather than allowed to become larger problems.

Elwyn School ultimately shows what can happen when prefabrication is treated as part of a broader construction strategy rather than simply another method of framing walls. Klover’s combination of off-site prefabrication, field carpentry, interior construction, coordination, and safety allows the team to look at the building as a connected sequence of work.

Setting the prefabricated exterior framing in four days instead of potentially spending months stick framing in the field created an early schedule advantage. Completing the exterior envelope and advancing interior framing and drywall within the first few months extended that momentum deeper into the project.

For Klover, the result reflects a larger commitment to improving how commercial construction gets done. Prefabrication provides the tools to build differently, but experienced people, careful planning, field coordination, and creative problem solving are what turn those capabilities into results. At Elwyn School, those elements are working together to create a safer, faster, and more predictable path from framing through finish.
